Terms of Service

Last updated: 27 October 2026.

1. Who provides the service

The Closing service, available at closing.pt, is provided by Francisco Falcão, trading as Closing, based in Austria. You can reach us at ola@closing.pt.

These terms govern the use of Closing by real estate agents. By creating an account or buying credits, you accept them.

2. What Closing does

Closing creates and publishes ad campaigns on Facebook and Instagram for the properties the agent uploads, delivers to the agent the contacts those campaigns receive, and sells additional tools: property videos, virtual home staging and a public agent website.

The ads are published from Closing's page and ad account, with the agent's name, photo and contact details.

3. Account and access

Access is by a link sent to the agent's email, without a password. The agent is responsible for keeping that email secure and for not sharing the access links.

Profile details (name, phone, photo, agency and licence number) must be true and up to date, because they appear in the ads and on the website.

4. Credits

Services are paid with credits. One credit is worth 1 euro. Credits are prepaid and bought in packs, by card, through Stripe: 250 credits for €249, 500 credits for €499, 1000 credits for €999, 2000 credits for €1,999. Prices include VAT where applicable.

Credits do not expire. The oldest credits are always spent first.

Credits cannot be exchanged for money, cannot be transferred to another account, and are only returned to the account in the cases described in these terms, without prejudice to any rights the law grants each customer.

5. Campaigns

A campaign costs 209 credits and runs for 7 days on Facebook and Instagram, in the property's area. The advertising spend on Meta is included in that amount.

After the order, the campaign waits 24 hours before the ads go live. During that time the agent can cancel the campaign and gets all credits back. The photos, video and style chosen in the order can no longer be changed by the agent, because changing a live ad makes Meta restart the campaign's learning.

Before going live, each campaign goes through an automatic check by Closing and through Meta's own approval. If the campaign is rejected before going live, the credits return to the account and the agent is told why.

Once the ads are live, the campaign runs for 7 consecutive days. The agent can stop the ads at any time, for example if the property is sold, but the credits of a campaign that has gone live are not returned, because the amount has already been handed to Meta as advertising spend.

Closing may, at its own discretion, return the unspent part of a campaign that has gone live, for example when the campaign assistant suggests stopping a campaign that is not bringing contacts, or when Meta blocks the ads. Such a return is Closing's choice in each case and not a right of the agent.

6. More campaign days

When the results justify it, Closing's campaign assistant may offer 7 more days of ads for 209 credits, and the campaign is only extended if the agent accepts. If Meta does not accept the extension, the credits return to the account. Once accepted, the extension is not refunded.

7. Video and virtual home staging

Basic video: 15 credits. Medium video: 39 credits for up to 5 shots and 3 credits for each extra shot, up to 15 shots. Premium video: 50 credits for up to 8 shots and 4 credits for each extra shot, up to 20 shots. Virtual home staging: 15 credits for up to 5 photos and 3 credits for each extra photo.

Medium and premium videos and staging images are created with artificial intelligence tools from the agent's photos. For medium and premium videos, the agent chooses the photos and their order; each chosen photo is one shot of the video. The result varies from order to order and Closing does not guarantee a specific result.

Each medium or premium video order delivers one film, ready to download. The agent can ask for that film to be remade once at no cost: the new film keeps the text, voice and furniture, with new camera movements, and the first film remains the agent's. Each further remake costs 9 credits. Each virtual home staging order brings three variants per photo.

Staging images carry the virtual image mark and do not change the property's real architecture. It is up to the agent to use them in a way that does not mislead buyers.

If an order cannot be produced, the credits return to the account.

8. Agent website

The public agent website costs 149 credits, paid once, and includes all available looks. The website shows the agent's profile and active properties for as long as the account exists.

9. Results

Closing delivers the campaign and the contacts it receives. Results depend on the property, the price and the area. We do not guarantee a number of contacts, viewings or deals.

Ad texts may be suggested by automatic tools. The agent must confirm that everything said about the property is true.

10. Acceptable use

The agent guarantees that they are authorised to advertise each property and hold all rights to the photos, videos and music they upload.

Ads follow Meta's advertising policies, including the rules of the Housing special category: no references to age, gender, nationality, origin, religion, marital status, family composition or disability, and no phone numbers in images.

Uploading false, misleading or illegal content, or third-party content without permission, is not allowed, nor is using Closing for any purpose other than promoting properties. Closing may refuse, stop or remove any ad that breaks these rules.

The agent remains responsible for the legal obligations of their profession, such as stating their agency and licence number and the information required about the property.

11. Buyer contacts

The contacts that the ads and the website receive belong to the agent, who handles them as controller. Closing stores and delivers them on the agent's behalf. The agent undertakes to use them only to answer each person's request and to comply with the GDPR.

12. Liability

Closing relies on third-party services, in particular Meta. It is not liable for Meta's decisions about ads or accounts, nor for interruptions of those services.

To the extent the law allows, Closing's total liability towards each agent is limited to the value of the credits that agent spent in the twelve months before the event giving rise to it. This limit does not apply in cases of intent, gross negligence or harm to life and health, nor does it exclude rights the law does not allow to be excluded.

13. Changes and closing the account

These terms may be updated. The version in force is the one published on this page, with the date of the last change. Changes affecting credits already bought do not apply to those credits.

The agent can ask for the account to be closed at any time. Closing may close an account that breaks these terms.

14. Governing law

These terms are governed by the law of Austria. If the customer is a consumer, they keep the protection of the mandatory rules of the country where they live and may bring proceedings in the courts of that country.
