The questions agents ask us, answered.
Getting started
What is Closing?
It is a platform that runs Facebook and Instagram ad campaigns for the properties of real estate agents in Portugal. You add the property with photos, pick an ad style, and we handle the images, the copy, the targeting and the placement. You do not need to understand advertising.
How do I start?
Create an account, fill in your profile with your name and mobile number, and add your first property with its address, features and photos. Then buy credits and launch the campaign from the property page. From creating the property to requesting a campaign takes about ten minutes.
Do I need a Facebook page or an ad account?
No. The ads run from our page and our ad account, so you never have to create, connect or pay anything to Meta. Your name, your photo and your contact details are what appear on the ad and on the contact form.
What does it cost?
One campaign costs 209 credits and runs for seven days. The Meta ad budget is already included, along with the ads themselves, the treated photos and the contact form. There is no monthly fee and no contract, you pay campaign by campaign.
Credits and payments
What is a credit?
It is the currency of Closing. You top up your balance once and each order is taken from it: a seven day campaign costs 209 credits, and everything else we sell is paid in credits too.
How do I buy credits?
On the Credits page in your dashboard. The packs are 250 credits for €249, 500 credits for €499, 1000 credits for €999, 2000 credits for €1999. Whatever is left after a campaign stays on your account for staging, video or the next campaign. Payment is by card through Stripe and the credits land in your account within seconds.
Do credits expire?
Yes, twelve months after purchase. We always spend the oldest credits first, so as long as you launch campaigns regularly you never lose anything. Anything that does expire is recorded in your statement like any other movement.
Where do I see where my credits went?
A credit movement history page does not exist in the dashboard yet. If you need to know where your credits went, write in the help chat and we will give you the details.
Do I get a refund if the campaign does not run?
Yes. In the first 24 hours, before the ad goes live, cancelling returns every credit to your account, and the same happens if we reject the campaign in review. Once it is live there is no refund, because the money has already been handed to Meta as ad spend. If you think something went wrong, write in the help chat and a human will look at the case.
Campaigns and ads
How long until my ad is live?
The ad goes live 24 hours after you request the campaign. In the meantime our campaign assistant looks at the photos, the finished ad cards and the copy, and the campaign goes to Meta, which still runs its own approval. Those 24 hours are deliberate: they are your time to review everything calmly and, if you change your mind, cancel and get every credit back. You get an email when the ad starts running.
Can I cancel a campaign after paying?
Yes, within the first 24 hours, before the ad goes live, and you get every credit back, because nothing has been spent on advertising yet. Once the ad is live the campaign runs its seven days straight and is not refunded. The reason is technical rather than strict: during the first days Facebook is learning who responds to your ad, and stopping halfway erases that learning. If the property is sold or reserved, press Stop on the campaign and the ads stop within the next few hours.
Why is my campaign in review?
Because our campaign assistant was not sure about the photos or the copy. Most campaigns go through on their own. Only the doubtful ones land here, so one of us can confirm before any advertising money is spent.
Why was my campaign rejected?
Almost always because of Meta's rules for the Housing category, which are stricter than the normal ones. Our campaign assistant refuses references to age, gender, nationality, marital status, family composition or disability, not even well meant ones like "ideal for young couples" or "close to schools for the children". Phone numbers in the ad copy are not allowed either. The specific reason is shown on the campaign, and your credits return to your account. If Meta refuses after the ad is already live, our campaign assistant logs the reason and we tell you.
Why does the price not appear in the ad?
By choice, and it is the default. An ad without a price makes an interested buyer leave their contact details to find out more, which is how you get leads instead of browsers. You can choose to show the price property by property, and then it appears once at the end of the copy, never on the image.
Where does the ad appear?
In the property's city, picked from Meta's own list when you create the property. On housing campaigns Meta removes almost every other filter, so geography is the only real targeting left, and choosing the right city is the most important decision you make.
Can I change the ad after ordering the campaign?
No. The photos, the film and the look you choose when you order the campaign stay in the ad until the end. Changing a live ad makes Facebook start learning again, and contacts get more expensive. We are the ones watching the results: if a new first photo could bring more contacts, your campaign assistant asks you on the campaign and all you do is say yes. If you picked something by mistake, cancel within the first 24 hours, get everything back and order again.
How many photos should I add, and which ones?
Six to twelve is ideal. Lead with the best exterior shot or the strongest room, and avoid dark photos, blurry photos and photos with people in them. We reorder automatically by impact, but we cannot rescue a bad photograph, and the first image is what decides whether anyone stops scrolling.
Can I extend a campaign that is already running?
Yes, when it is worth it. Your campaign assistant looks at the numbers every morning and, near the end, if the campaign is bringing contacts at a good price, it asks you on the campaign whether you want 7 more days for 209 credits. Just say yes: the ads keep running without a break, reaching the audience Facebook already knows. If the numbers do not justify it, it tells you honestly. Like the campaign itself, the extra days are not refunded once paid.
Can I use video?
Yes, in three ways. You can upload your own video to a property and run it as the ad. Or order one of ours, made from the photos you already have: the basic video (15 credits) slides and slowly zooms the photos with music, ready in minutes; the medium video (39 credits for up to 5 shots, about 30 seconds, and 3 credits for each extra shot, up to 15) gives every photo camera movement, a voice, on-screen text and music, and can furnish empty rooms on screen; the premium video (50 credits for up to 8 shots, about 45 seconds, and 4 credits for each extra shot, up to 20) has everything the medium has, longer, with improved outdoor light. You choose every shot yourself, in the order of the visit: each photo you pick is one shot, and you check the sequence before you pay. Medium and premium videos are ready in about 20 to 30 minutes and come with one free redo. Videos are in testing and results can still vary.
How much is virtual home staging?
15 credits for up to 5 photos and 3 credits per extra photo. You get three furnished variants per photo, each watermarked as a virtual image with the original alongside, by email within a business day. The real architecture does not change: only furniture and decor are added.
I did not like my video. What can I do?
Every medium and premium video comes with one free redo. On the delivered video, tap "Redo for free": we make the film again with new camera moves, and the words, the voice and the furniture stay the same. The first film stays yours. Each redo after that costs 9 credits. You can also order a new video with other photos or another order, which changes the result a lot. The video is created by artificial intelligence: we work towards the best possible result, but we do not guarantee a specific result and we are not responsible for differences from what you imagined. If there is a technical problem, such as a video that will not open, write to us in the help chat.
I did not like the staging images. What can I do?
You receive three variants per photo precisely so you can choose the one you like. The images are created by artificial intelligence and show a suggestion of how the room could look, not a promise: results vary, we do not guarantee a specific result and we are not responsible for differences from what you imagined. You can order again with another style or other photos. If there is a technical problem, write to us in the help chat.
Leads
How am I told about a new contact?
You get an email the moment someone fills in the form, and the contact appears on the Leads page in your dashboard. Call the same day: the difference in conversion between replying within an hour and replying the next day is enormous.
When do the first contacts arrive?
Usually in the first few days after the ad goes live. Each contact reaches you by email the moment the person fills in the form, and it stays on the Leads page of the dashboard. How many arrive depends on the property, the price and the area: we do not guarantee a number of contacts.
What contact form do the ads use?
They all use the same quick form: name, phone and email, already filled in by Facebook. We chose this form for every campaign because Facebook shows it everywhere, including the film in Reels and Stories, and it brings you the most people to contact. A form with more questions only appears in the mobile feed and brings far fewer contacts. Call the same day: the first call is where you find out who is really buying.
Site and account
What is my site?
It is your public page with your profile and your properties, at name.closing.pt. You pick the look under Edit site in the dashboard, and the properties you publish appear there automatically. It is a separate product from campaigns and costs 149 credits once.
How do I change my name, phone number or photo?
Under Profile in the dashboard. Those details appear on your ads and on your site, so it is worth having a current photo and the number you actually answer.
How do I delete my account and my data?
Ask in the help chat and we will handle it. This is a GDPR request, so it always goes to a person and is never automatic. We delete your profile, your properties and your leads, and keep only the billing records the law requires us to keep.
Still stuck?
