Privacy Policy
Last updated: 27 October 2026.
1. Who is responsible
The controller of agents' personal data is Francisco Falcão, trading as Closing, based in Austria. For any question about personal data, write to ola@closing.pt.
2. Agents' data
When you create an account and use Closing we process: your email and phone, name, photo, introduction, agency and licence number; the properties you upload, with address, photos, videos and description; the billing address and VAT number you give at payment; your history of credits, campaigns and orders; the messages you write in the help chat; and the language you use the dashboard in.
Card details are collected directly by Stripe. Closing never sees them.
We use this data to provide the service (creating and publishing ads, delivering contacts, producing videos and images, showing your website), to invoice, to answer help requests and to email you about your account, such as campaign updates, unanswered contacts and credits about to expire.
3. Data of buyers and enquirers
When someone answers an ad or writes through an agent's website, we receive their name, phone, email, message and answers to the form questions. That data goes to the agent named in the ad or on the website, only to answer that request.
In these cases the agent is the controller and Closing processes the data on the agent's behalf, as processor. Meta also processes the data of Facebook and Instagram forms under its own rules.
Anyone who wants to know what data about them exists, or to have it deleted, can write to the agent or to our address, and we will pass on and handle the request.
4. Legal bases
We process agents' data to perform the contract (Article 6(1)(b) GDPR), to meet legal obligations, mainly tax and invoicing (point (c)), and in our legitimate interest in keeping the service secure, preventing abuse and improving the product (point (f)).
We do not use advertising or analytics cookies, so we do not ask for consent to them.
5. Who helps us process data
We use the following providers, who process data only on our instructions and under data processing agreements:
Supabase: database, files and sign-in, hosted in the European Union.
Vercel: hosting of the website and the app.
Stripe: card payments and invoices.
Resend: sending and receiving email.
Meta Platforms Ireland: publishing the ads on Facebook and Instagram, and the ads' contact forms.
Anthropic: suggesting ad texts, automatic ad checks, the help chat and reading supplier invoices.
fal: producing videos, staging images and voice-overs (including xAI's voice model).
Higgsfield: producing videos.
We do not sell personal data or share it for third-party marketing.
6. Transfers outside the European Union
Some of these providers are in the United States or may access the data from there. In those cases the transfer relies on the Standard Contractual Clauses approved by the European Commission and, where the provider has joined it, on the EU-US Data Privacy Framework.
7. How long we keep data
Account, property and contact data are kept while the account exists. When you ask for your account to be deleted, we delete the profile, properties and contacts, and keep only billing records for the period tax law requires (seven years in Austria).
A buyer contact is deleted at the request of the agent or of the buyer.
8. Your rights
You have the right of access, rectification, erasure, restriction of processing, portability and objection. To exercise any of them, write to ola@closing.pt. We answer within one month.
You also have the right to lodge a complaint with a supervisory authority, for example the Datenschutzbehörde in Austria (dsb.gv.at) or the authority of the country where you live.
9. Cookies and browser storage
We use only what the site needs to work: the session cookie that keeps you signed in to the dashboard, and a cookie that remembers the language you chose. Your browser also keeps, on your own device, the last email used to sign in and property drafts not yet saved.
To know how many people visit the pages, we count visits anonymously: no cookies, no stored IP address, and no way to identify anyone or follow someone from one day to the next.
We do not use advertising cookies or social media pixels. Stripe's payment pages use their own cookies, needed for secure payments.
10. Changes
This policy may be updated. The version in force is the one published on this page, with the date of the last change.
